Position Overview
The Sustainability Manager will be responsible for the successful development and delivery of all activities related to achieving environmental and sustainability objectives for all construction projects at Core Spaces. Projects will be focused on new development as well as building upgrades, energy and sustainability projects, advisory and custom sustainability toolkit/playbook development. The purpose of this position is to lead, direct, and carry out strategic and tactical implementation of energy and sustainability initiatives. You will be on the front line transforming the relationship between the built and natural environments.
What You Will Do
Coordinate Core’s energy programs
- New developments
- Assist and coordinate with the entitlement and pre-construction teams in contracting energy scopes from consultants, engineers, and architects (note – ties into future certification role)
- Facilitate energy modeling exercises including data review in relation to design, specs, and MEP systems balancing first cost (construction) against energy expenses, operations and maintenance (O&M) costs, and replacement costs.
- Review Design Development and Construction Documents to ensure compliance with project sustainability strategy
- Help prioritize sustainability recommendations, assist with pricing options and selection of efficiency measures, including tracking of government and utility incentives. Update Core’s Outline Specifications annually to ensure efficient building design.
- Acquisitions
- Assist with the property condition report review to identify areas of opportunity for energy and water improvement.
- Assist asset managers and the facilities team to implement priority energy efficiency efforts
- Data
- Work with the analytics team to gather, organize, and report utility data including electricity, gas, water, and waste using third-party services and software (currently Conservice)
- Track energy efficiency results at the asset and portfolio level. Use resources like Energy Star to understand performance in relation to similar buildings.
- Work with facilities team to identify anomalies in data to find issues and/or uncover further efficiency opportunities.
- Manage Global Real Estate Benchmark (GRESB) assessment
- Manage Core’s CRREM pathways effort and create the framework for net zero assets in the near future
- Standards – Set an energy efficient set of standards and specs to be integrated into the company standards
- Manage third party certifications
- Manage building performance certifications – LEED, NGBS, Green Globes, and tenant experience certification – Fitwel
- Oversee BREEAM Certification including the desktop and site energy audits and help coordinate pricing for any energy and water efficiency capex projects.
- Assist the development manager in coordinating the documentation to third-party consultants
- Assist in obtaining supplementary information needed for certification including pictures, measurements, and product details.

Ideally, you'll have
- 5+ years of relevant engineering experience (related to commercial real estate, sustainability, consulting, or similar) or an equivalent combination of education, training, and/or experience relating to mechanical and electrical systems
- Knowledge of design, construction, commissioning, MEP in new buildings, retrofits, and construction of tenant spaces
- Technical expertise and understanding of all mechanical and electrical systems that support the broad array of project types and how they interrelate with each other
- Working knowledge of global/industry ESG trends and their application in commercial/residential real estate
You'll crush it if you have experience with
- Experience working on or managing LEED AP projects preferred
- 5 years’ experience in Real Estate Sustainability, Corporate Environmental Management, or energy efficiency
- Highly organized with strong analytical and creative problem-solving skills
- Strong diplomacy skills with a proven record of working collaboratively and cross-functionally to deliver sustainability results

Base Salary: $100,000 - $125,000 annually. Final salary within this range will depend on experience, skills, qualifications, and location.
Additional Compensation: Employees may be eligible for discretionary bonuses, typically ranging between 10-15% of base salary annually, depending on individual and organizational performance.
